Why should i choose to have a survey?

The amount of the of people on average having a survey before purchasing is around 25% from data collected by the RICS (Royal institute of chartered surveyors). Often defects found on a survey will be hidden from view or the naked eye but in some cases have serious cost implications and enjoyment of the home.
Often dampness or structural defects or safety issues are found that require urgent attention but not seen on a normal viewing. A surveyor who will have undergone between 3-5 years of studying and training before qualification will assess the defects and follow the trail and where possible advise on how the issue has occurred. Often poor methods of construction or variations in regulations depending on the age of the property cause dampness or structural defects. Simple matters like ground abutting render very common on older properties and installed before building regulations commonly lead to dampness from moisture absorbing the ground allowing moisture to bridge the DPC and lead to dampness developing internally.
On average defects identified in a survey can save homebuyers £5000.00 in the first two years of ownership.
For the small cost of a survey which is often between £400.00 -£800.00 the savings made from defects identified can be greatly beneficial to ownership of a new home.
When appointing a surveyor you should consider the RICS, CIOB, CABE or RSPA as these are organisations that have strict codes of conduct that there members must maintain and minimum levels of service and standards a member must adhere to while associated to the other professional groups.
